Owner disbursements are sent electronically each month once rent has been collected and cleared. The record of owner disbursements are included in each monthly statement, accessible through your Owner Portal, so you can review your financials at any time without waiting on a call or email.

Every applicant 18 years and older is required to submit their own application. We review each applicant's credit score, employment and rental verification, and any history of debt payments, criminal convictions, evictions, foreclosures, bankruptcies.

When rent is late, we issue required notices per the lease terms and Texas Property Code. If a tenant refuses to pay or cannot be brought current, we will have instituted the groundwork for eviction/recovery of your property.

Our management agreement includes an authorization limit — meaning we can approve and dispatch vetted, insured vendors for repairs under that threshold without requiring your approval each time. This keeps your tenants happy and your property protected without constantly interrupting your life.
We would only need to contact you for repairs above that threshold (outside of emergencies). Emergency situations — burst pipes, HVAC failure in extreme weather, sewer backups — are handled immediately to protect your property and the tenant's safety.
