Your Lease Ends in December. Fix That Now.

The lease ends in December. The next tenant does not show up on the same schedule. If you own a rental in Fort Worth or anywhere in Tarrant County and the current lease runs out this winter, the renewal you sign in the next few weeks decides which month your house sits empty in.

As of October 26, 2026, our own MLS pull shows 675 leases signed in Tarrant and Parker counties over the prior 30 days, at a median $2,200 a month and a median 30 days on market. That is the fall market, and it is moving. The question for a December lease is what the market looks like the week after Christmas, when your house goes on it.

This is general information from a property manager, not legal advice. Your lease controls; read yours before you act on ours.

Why is a December lease end a problem?

Because the lease end date is the day the clock starts on the next one. If the tenant renews, December is just a date on a page. If the tenant leaves, the house is listed into what has been a slower stretch of the leasing year in our own data, and the rent you sign at is the rent you live with for the next twelve months.

Nobody chooses a December end date on purpose. It happens because a house was ready in December once, and every twelve-month renewal since then has carried the same end date forward like a habit nobody remembers starting.

What the numbers say in the 76179 corridor

On October 2, 2026, we pulled every signed lease in the MLS on houses with four or more bedrooms and at least 2,200 square feet, within two miles of an address in the 76179 corridor of north Fort Worth, and split them by the month they signed.

Thirteen and sixteen leases are small samples from one pocket of Tarrant County, and a median is not a promise about your house. We are not using them to forecast. We are using them to show the direction: in this pocket, last winter's leases signed for about 9.3% less per square foot than last spring's, and took about 12.5 more days on market to sign. Different houses, one season apart, so read it as a pattern worth planning around, not a measured penalty on any one house.

Run that on a 2,200-square-foot house, as an illustration. At the winter median, $1,918.40 a month. At the spring median, $2,114.20. That is $195.80 a month, or $2,349.60 over a twelve-month lease. Days on market is not the same as days empty, but if the house sat 12.5 more days at the winter rate, that is about $788 more. Put together, a house that signs at the winter median instead of the spring median gives up roughly $3,100 in its first year. That is the illustration. It does not include the utilities you carry on a vacant house, or the holiday week the lockbox sits on the door while nobody calls.

How do I move a lease end date out of winter?

The cleanest moment is the renewal. A fixed lease term is a term of the contract, set by what the landlord and the tenant agree to; twelve months is the habit, and Section 91.001 below governs month-to-month tenancies, not how long a fixed lease runs. Three ways we see it done:

The renewal letter is where this lives, which is why we wrote the rest of the renewal in September: what Texas law does and does not limit on a rent increase, and why we will not quote a notice day count for your lease without reading it. Start with How Much Can a Landlord Raise Rent in Texas?

What if I just let it go month to month until spring?

It is the move people reach for, and it is a door that opens both ways.

Texas Property Code Section 91.001(a): "A monthly tenancy or a tenancy from month to month may be terminated by the tenant or the landlord giving notice of termination to the other." Where rent is paid monthly, 91.001(b) ends it on the later of "the day given in the notice for termination" or "one month after the day on which the notice is given." And 91.001(e) says none of that applies if the landlord and tenant "have agreed in an instrument signed by both parties on a different period of notice to terminate the tenancy or that no notice is required," or if "there is a breach of contract recognized by law." Your lease may already have set its own notice period.

Translation: a month-to-month tenant on a lease that defaults to the statute can give notice on January 2 and be gone in early February, the exact month you were trying to avoid. A month-to-month holdover can bridge to spring with a tenant who wants to stay. If you want the spring date to hold, put it in a signed extension that ends on that date. Month to month is a bad plan with a tenant who is quietly shopping.

When should the renewal offer go out?

Before the notice window in your lease opens. That window is a number written in your lease, not in the statute, and Section 91.001 sets no deadline for a renewal offer. If the window in your lease is 60 days, a December 31 end puts that point around November 1. That is this weekend.

We send ours earlier than any lease requires, for one reason: an offer that lands after the tenant has started touring other houses is not an offer, it is a counteroffer, and you are bidding against a house you have never seen.

Where we stand

On every lease we write or renew for an owner in Fort Worth, Saginaw, and the rest of Tarrant County, the end date is a decision, not an accident. We look at the month before we look at the rent, because a fair rent on a lease that ends in January can cost more than a higher rent on a lease that ends in May. When an owner's house is stuck on a winter calendar, the renewal is the easiest time to move it without a vacancy.

If your lease in 76179 or anywhere in Tarrant County ends between November and February and you want the renewal and the end date looked at together, ask us. Bring the lease.

FAQ

Is it bad for a rental lease to end in December in Texas?

In our own data, winter leases have signed for less and taken longer. In our October 2, 2026 MLS pull of signed leases on larger houses within two miles of a 76179 address, the winter signings (November 2025 through February 2026) ran a median $0.872 per square foot after 48 days on market; the spring signings (March through May 2026) ran $0.961 after 35.5. Different houses and small samples, so it is a pattern to plan around, not a guarantee for any one Tarrant County house.

How do I change my rental's lease end date?

The cleanest time is at renewal. A fixed lease term is set by what the landlord and tenant agree to, so a renewal or new lease can be written to end in a spring month. Do it while the tenant is still deciding, before the notice window in your current lease opens.

What happens if I let a December lease roll month to month?

If your lease converts to month to month, Property Code 91.001 lets either party end a monthly tenancy with notice; where rent is paid monthly, it ends on the later of the date in the notice or one month after the notice is given, unless a document signed by both sets a different notice period or there is a breach of contract recognized by law. The tenant can leave in January as easily as you can pick April.

When should I send a renewal offer on a lease ending December 31?

Our recommendation: before the notice window in your lease opens. That window is in the lease, not the statute, and Section 91.001 sets no renewal-offer deadline. If your lease's window is 60 days, a December 31 end puts that point around November 1. We send ours earlier, because an offer that arrives after the tenant has started looking is a counteroffer.

Market figures are from our own pulls of the North Texas MLS: Tarrant and Parker county signed leases in the 30 days to October 26, 2026, and signed leases on houses with four or more bedrooms and 2,200 or more square feet within two miles of a 76179-corridor address, pulled October 2, 2026; medians, small samples, not a forecast.
