Tenant Selection
Criteria
Every adult 18 years or older who will reside in the property is required to submit their own application. Credit and criminal background reports will be completed for all adult applicants.
Government-Issued Photo Identification
A current, valid, government-issued photo ID is required from every applicant at the time of application.
Credit History
Credit approval will be based on the lowest credit score among all co-applicants.
Any co-signer must have a FICO score of 700 or above.
Criminal History
Any applicant convicted of a crime that demonstrates risk to person or property, and/or the illegal manufacture of, or distribution of, a controlled substance within the last 7 years will be declined.
Verifiable Current Gross Income
Combined gross monthly income for all financially responsible adult applicants must be at least 3 times the amount of the monthly rent for the property being applied for. Gross monthly income for any co-signer must be 4 times the amount of the monthly rent.
Each applicant must upload 2 months of their most recent paystubs, and/or:
- If income comes from additional sources, upload award letters and/or Judgment(s) for each income source. You may also be asked to provide full and unaltered bank statements in PDF format for the previous 6 months to verify additional income.
- All employment must be verifiable by name of employer, hire date, and gross monthly income.
- If your employer uses a third-party verifier (such as The Work Number), you may: (a) furnish a printout from your company or the verifier showing your name, company, hire date and gross income; or (b) pay the cost of the verification in addition to your application fee. Verification cost will be not less than $100 by cashier's check or money order. Not paying this fee at the time your application is submitted may delay processing.
Self-Employed / IRS Form 1099:
- Upload one or more previous year's tax returns attested by a CPA, Attorney, or other tax professional, and full and unaltered bank statements in PDF format for the previous 6 months.
- If self-employment income is from an app-based company (UBER, Lyft, Postmates, etc.), provide full and unaltered pay statements showing name, company, date, and gross receipts on each document.
Rental History
Minimum of 2 recent years of verifiable, paid rental or mortgage history is required.
If you are currently in a residential lease, proof of payment in full to your current landlord may be required prior to approval.
Pets & Animals
PetScreening is a required part of the application process for all applicants — including residents and applicants who do not own a pet or animal.
All animals who will reside at the property must be registered at the time of application: c21allianceproperties.petscreening.com
- Upload current rabies vaccination documentation for each pet/animal.
- Upload 2 recent photos of each pet/animal.
Please note that not all properties allow pets. All requests to include pets will be at the owner's sole discretion.
A request for an assistance animal or support animal must be recommended by PetScreening within 5 days from the original submission date.
The following dog breeds, or any mixture of these breeds, will NOT be accepted as pets for any rental property through Century 21® Alliance Properties:
Move-In Costs
Payment Requirements
All move-in funds must be paid by cashier's check or money order only. Made payable to "Century 21 Alliance Properties" — brought in or overnight mailed to our office.
Security Deposit
Security deposit, at minimum, will be equal to one full month's rent.
Full security deposit + $200.00 admin fee must be paid in full within 24 hours of approval.
Due on or Before Lease Start Date
- Full 1st month's rent (2nd month's rent will be prorated, if applicable)
- Pet fees/deposits
- Any additional rent/fees agreed upon by applicant/tenant and landlord per lease
Equal Housing Opportunity. The Fair Housing Act prohibits discrimination in housing because of race, color, national origin, religion, sex, familial status or disability (hud.gov). The City of Fort Worth's Human Relations Ordinance also includes protection from discrimination based on a person's creed, age, sexual orientation, transgender, gender identity or gender expression (City Code § 17, fortworthtexas.gov). Other cities or localities may prohibit discrimination for other legally protected classes in addition to those listed above.
