Property Management · Azle, TX · 76020 · Tarrant & Parker Counties
Azle sits on State Highway 199 at the northwest corner of Tarrant County, with Eagle Mountain Lake on its eastern edge and part of the city across the Parker County line. We manage rentals in 76020 with the same documented vendor process, current RentCast pricing, and field presence we run from our Saginaw office.
Updated September 2026Property management services in Azle, TX are provided by Century 21 Alliance Properties from our Saginaw office on W. McLeroy Blvd. The 76020 single-family rental market carries a $2,050 median rent and about 33 days on market (RentCast, October 1, 2026). Azle spans Tarrant and Parker counties, so the appraisal district on a rental depends on which side of the line it sits. All Panther Properties is the property management team operating under Century 21® Alliance Properties, based in Saginaw and serving small landlords across Azle, 76020, and the rest of Tarrant and Parker counties.
Screens and places the tenant, collects and disburses the rent, coordinates maintenance, prices the home to current data, documents its condition, and verifies every vendor. Lease-up to move-out, so you collect the check without the calls.
Credit, criminal, employment, and rental history. Every applicant 18+ screened before a lease is signed. We find tenants who pay, stay, and treat the property right.
Proactive tenant communication keeps rent flowing. Monthly statements, electronic disbursements, and a clear paper trail. You see every dollar without chasing it.
Tenants submit requests 24/7. We dispatch vetted, insured vendors and handle every work order start-to-finish. You're notified at your authorization threshold, not for every lightbulb.
We walk the property before it hits the market. Identify what needs to be done, price against current comps, not last year's data, and get it launched in the first high-traffic window.
Documented move-in and move-out condition reports protect your security deposit claims. Most DIY landlords skip this and pay for it at turnover. We don't skip it.
Every vendor on our approved list carries a current Certificate of Insurance and a W-9 before performing any work. The most common liability gap for small landlords, and the easiest to close.

A HOME WE MANAGE · TARRANT COUNTY · OUR PHOTO, NOT STOCK
Our office is in Saginaw at 120 W. McLeroy Blvd., and Azle is out State Highway 199, sixteen miles northwest of downtown Fort Worth by the city's own count. The vendor bench that answers the phone in 76179 answers it in 76020, and the pricing comes from current 76020 RentCast data rather than a county average.
Azle runs a few things its own way. The city bills water, sewer, trash, and storm water on one account, and opening one takes a signed lease. Part of the city sits in Parker County, so the appraisal district depends on the address. Short-term rentals need a city operator's license. None of it is hard. All of it is easier when the manager already knows it.
Usually one of four reasons, and every one of them is fixable before the listing goes live. All four below.
The 76020 market has 92 active single-family listings and 33 days average DOM (RentCast, October 1, 2026). A $75–100 miss means weeks of vacancy while carrying costs run. We price from current RentCast data, not gut instinct.
Days 1–14 on market are peak traffic. If the property isn't rent-ready and priced right at launch, it misses the wave. Most of the 33-day average is stale inventory that launched wrong.
An uninsured contractor working your Azle rental is your liability exposure. Most DIY landlords find out after an incident. We require COI on file before any vendor steps on a property.
Remote owners lose money two quiet ways: a rent set too low at lease-up, and small maintenance items that compound between visits nobody makes. Azle is not a market you can manage from a distance without a local team.
Current 76020 rental data plus the two local rules that shape an Azle rental: one city utility account, and two appraisal districts.
Single-family median for the 76020 zip code (RentCast, October 1, 2026). Price an Azle house against the active 76020 set, not a Saginaw or Fort Worth comp; the housing stock and the lots are different.
About 92 active single-family listings in 76020 (RentCast, October 1, 2026). The average is not the target; a rent-ready home priced to the current set moves inside the first two weeks, and the average is carried by the ones that did not.
The City of Azle spans Tarrant and Parker counties. The Tarrant side is appraised by Tarrant Appraisal District and the Parker side by Parker County Appraisal District (City of Azle, Property Information). Protests and exemption paperwork go to the district that appraises the address, so we confirm which side a rental sits on before its first tax season.
Azle's code makes it an offense to let grass or weeds average taller than twelve inches, and the notice to cut gives the owner 10 days before the city can step in (City Code §§ 6.02.003, 6.02.008). On a vacant rental between tenants, that is the first letter an absentee owner gets.
An Azle rental competes with the active 76020 set the week it lists, not with listings closer in toward Fort Worth. We price against that set, and we tell owners when a $75 miss is the difference between the two-week column and the six-week column.

Rental figures: RentCast, pulled October 1, 2026 (76020 single-family). City rules: City of Azle Property Information, Utility Billing, New Accounts, Garbage Collection, Certificates of Occupancy, and Short-Term Rentals pages, and City Code §§ 6.02.003 and 6.02.008, read September 28, 2026.
Yes. Azle and the 76020 zip code are part of the northwest Tarrant ground we cover from our Saginaw office at 120 W. McLeroy Blvd., including homes on the Parker County side of the city. We provide residential property management for small landlords, remote owners, and DIY landlords who have decided the rental should not be a second job.
As of October 1, 2026, the 76020 single-family market carries a $2,050 median rent, about 33 days on market, and roughly 92 active listings (RentCast). Pricing off the right zip code is the whole game.
The City of Azle bills water, sewer, garbage, and storm water on one utility account, and garbage service starts when the water and wastewater account is set up (hauling is contracted to Community Waste Disposal). A new account needs a photo ID, a Social Security number, and a signed lease or closing documents, plus a $150 deposit inside city limits ($175 outside) and a $25 service fee (City of Azle, New Accounts and Garbage Collection pages, read September 28, 2026). We build the account hand-off into the move-in checklist so service moves without a gap.
It depends on the address. The Tarrant County side of Azle is appraised by Tarrant Appraisal District and the Parker County side by Parker County Appraisal District (City of Azle, Property Information). If a former homestead becomes a rental, the exemption paperwork goes to whichever district appraises it. More on that in our homestead exemption guide.
Azle's certificate of occupancy rule covers commercial and industrial districts, multifamily common areas, and places of assembly, not a single-family house changing tenants (City of Azle, Certificates of Occupancy). Short-term rentals are different: stays of less than thirty days need an annual city operator's license, a specific use permit for new ones under Ordinance No. 2025-06, and 7 percent hotel occupancy tax (City of Azle, Short-Term Rentals). Check the city's current rules for your address before listing.
Our published schedule is 10 percent of collected rent monthly, a leasing fee of one month's rent that drops to 70 percent of a month on a two-year agreement, a renewal fee of 10 percent of one month, and no maintenance markup. Vendor invoices pass through at the invoice amount and sit behind each line on the owner statement.
Yes. Remote owners are one of our primary client groups. We supply the local field presence, vendor coordination, maintenance communication, and regular owner statements, and we satisfy the local-agent role Fort Worth-area owners need when they live elsewhere.
